Jimmy in the Field: first stop, Homes by WestBay

On September 19, 2026, I visited Two Rivers in Zephyrhills and stopped by the Homes by WestBay Artisan Series sales office in the Ryals Field village, where I spoke with Brenna and Diane from the WestBay team. This is the first stop in an ongoing series where I visit communities and builders across Two Rivers and talk with the people building them — helping readers get an on-the-ground look at the community and understand the different new-home options inside it. I can't yet say which builder I'll visit next or when; that will follow as the series continues.

This piece keeps firsthand reporting from my visit separate from information gathered through official sources, marked as such below.

Two Rivers: the community

Two Rivers is a master-planned new-home community in Zephyrhills, FL, developed by Eisenhower Property Group and located off State Road 56 between Morris Bridge Road and Highway 301, north of Tampa. It's organized as a collection of villages, each assigned to one or more of 11 different new-home builders. Across the community, new construction homes range from the mid-$300s to over $1 million, spanning single-family homes, townhomes, and paired villas.

Two Rivers' shared amenities include cypress groves and trails, pool facilities, and community gathering spaces, plus two clubhouses open to residents at no separate membership cost: the Northwater Clubhouse and The Nest Clubhouse. Because pricing, floorplans, and features vary by builder and village, confirm specifics directly with the builder for the village you're considering.

HOA, CDD, and club membership: what's the difference?

Buyers at Two Rivers may run into three separate, stackable costs, and it's easy to conflate them:

• HOA (homeowners association) dues fund neighborhood upkeep and are set per village/builder — for example, Ryals Field's HOA runs $423.59 per quarter for single-family homes.
• CDD (Community Development District) assessments are a public-finance mechanism that repays infrastructure bonds (roads, utilities, some amenities) tied to the property itself, separate from the HOA. Two Rivers' own materials publish CDD as a community-wide range, $2,693.22 to $4,440.68 per year, rather than breaking it out by village or builder — confirm the figure for a specific homesite with the sales team.
• The Landing is a private social club (wellness center, pool/aquatics, racquet complex) at Two Rivers, owned and operated by a separate, third-party for-profit company — not the HOA and not a government entity like the CDD. Membership is mandatory for homes in the club's designated villages, which include Ryals Field and Fairwood. Per Two Rivers' published Landing fee overview, the structure includes an $800 one-time initial contribution, a membership fee starting at $35/month that increases on a set schedule, and monthly operational club dues estimated at $250/month with a 20% annual cap. That document notes its figures are projected, not based on actual historical operating costs — confirm the current fee structure with Two Rivers or Homes by WestBay before purchase.

Homes by WestBay: Artisan Series — Ryals Field

What I saw: I visited the Artisan Series sales office at 35072 Big Hawk Dr in the Ryals Field village on September 19, 2026, stopping at the Two Rivers entrance sign with my drone gear on the way in, and met in person with Brenna and Diane from the Homes by WestBay team.

Homes by WestBay: Villas Series — Fairwood

The Villas Series is a distinct Homes by WestBay product at Two Rivers — paired villas in the Fairwood village, with its own sales office and its own Google Business Profile, separate from the Artisan Series. This section is researched from official sources rather than a firsthand tour of this office.

Per Homes by WestBay's official site, checked Sept 20, 2026: Sales office at 1986 Webbstone Wy, Zephyrhills, FL 33541. HOA runs $1,153.59/quarter, the paired-villa rate. Fairwood is a guaranteed-membership village for The Landing (see above). Phone 813-669-5718 — the same shared sales team and number as the Artisan Series office, confirmed current on this office's own separate Google Business Profile; hours match the Artisan office. One confirmed floor plan in the series, the Vinoy, offers 2 to 3 bedrooms, 2.5 to 3 baths, 2,160 sq. ft., and a 2-car garage, priced from $505,241; Homes by WestBay's Villas page lists an overall series starting-price range of the $390s to $700s. Practical questions worth asking

• Which homesites and quick move-in homes are currently available in that series
• Whether The Landing membership is mandatory for the specific village you're considering, and the current fee schedule
• Which amenities are complete versus still under construction
• The current HOA and CDD assessment for the specific homesite, since figures can shift as phases come online
• School zoning for the address, since Zephyrhills addresses can span more than one attendance zone
